SEASONAL HOME MAINTENANCE TIPS


You've made a big investment in your home and proper maintenance not only keeps it in good condition, it also helps ensure your statutory warranty rights are protected. Proper maintenance is a prerequisite for certain warranty claims.

The following maintenance information is derived from the Tarion Home Maintenance Checklists. Each checklist (Spring, Summer, Fall and Winter) includes a monthly breakdown of items for inspection, and is intended to assist homeowners to set up a regular schedule of check-ups and clean-ups. Each season brings special considerations for maintenance.

Change your furnace filter every 3 months

MARCH

  • Clean furnace filter and heat recovery ventilator (HRV)
  • Check attic
  • Check sump pump (if installed)
  • Clean humidifier
  • Remove snow and ice from overhang and vents

APRIL

  • Check eaves troughs and downspouts
  • Clean furnace filter and HRV
  • Clean humidifier
  • Inspect basement or crawl spaces
  • Check roof for loose or cracked shingles
  • Check driveways and walks for frost damage
  • Check water heater for leaks
  • Turn on exterior water supply
  • Plan landscaping to avoid soil settlement and water ponding

  • Inspect fences
  • Check caulking for air and water leaks
  • Lubricate weather stripping

FURNACE AND A/C

Q: MY FURNACE STOPPED WORKING. WHAT DO I DO NOW?

A: If your furnace is not working please check the following before contacting us or your heating contractor.

1. Battery is working in thermostat
2. Filter is clean (should be changed every 2 months)
3. Exterior air intake has no snow, ice or leaf blockage.
4. Furnace switch is ON
5. Breaker is ON
